A Rustic Cabin on 20 Acres in Montana for Under $100,000?
Everybody wants a cabin with some land in Montana.
Unfortunately, that dream is becoming less attainable for most people, with real estate prices in Montana rising dramatically in many areas. We found a bargain today while browsing Zillow; a tiny, primitive cabin on twenty rugged acres near Miles City listed for $99,000.
Bargain do exist, the further east you go.
The general rule of real estate is supply and demand. More people want to live somewhat near a town or community, than those who want to live in middle-of-nowhere Montana. 20 acres in Gallatin County may sell for almost a million dollars, while 20 acres eight miles from Billings is listed for $210,000. Land bargains seem to get better the further east you go in Big Sky Country, as we can see in the example below.
3703 Moon Creek Road, Miles City, MT
The property is located in the rolling, rocky, semi-wooded hills about 45 minutes southwest of Mile City (pop. 8,397), the county seat of Custer County. The small community of Forsyth is about 50 minutes to the northwest.
Say goodbye to traffic and crowds.
Mile City offers basic shopping, with a Walmart, an Albertson's grocery store, farm and ranch supply stores, etc. There are plenty of bars and restaurants to wet your whistle or enjoy a nice steak.
Holy Rosary Healthcare and a VA clinic provide essential medical care. The community gets a little wild (Cowboy-style) during the famous Miles City Bucking Horse Sale, but other than that... living outside of Miles City provides endless solitude if that's what you desire.
Iconic Montana views.
The acreage sits on a gentle hill, with a fair amount of pines mixed into the wild grass and scrub brush. It appears there is a small pond visible to the south of the lot.
Electricity and septic are already on the lot.
Unlike many "off-grid" properties, this parcel already has power and landline phone service on-site. There is a leach field for sewage, but there is no well. You'll need to haul water to the property for drinking, showering, and flushing the toilet.
A small cabin and shed are on the property.
The real value of this listing is the land, as the cabin is very small and quite basic.
Rustic accommodations.
The cabin contains a kitchen sink, bathroom sink, commode, shower, 100-gallon water reservoir, transfer pump, and beds.
Target practice is steps from your door with a shooting bench on the trail.
Bring your camper or build a dream cabin.
Recreate to your heart's content.
This property would be great to use as a hunting camp, a place to park your RV, ride ATVs, shoot guns, or just use the seasonal-access property as a getaway to tranquility. It's listed by Pat Graham with Lesh and Company and you can see more pictures and complete details HERE. For $99K, it seems like a bargain.
