'Neighbors,' the new comedy starring Seth Rogen and Zac Efron, doesn't hit theaters until May 9, but early buzz is already pegging this film as one of the funniest of the year, and that has not changed one bit with the arrival of the new 'Neighbors' red band trailer.

While Zac Efron, as Rogen says, truly looks like "something a gay guy designed in a laboratory" (just look at those abs!), he's only just starting to warm up a hot plate of shenanigans. Rogen and his equally hilarious co-star, Rose Byrne, portray newly minted parents who find themselves living next to a fraternity, led by the overly confident Efron. In retaliation for calling in a noise complaint to the cops, the already raucous frat kickstarts their revenge plan, which according to the 'Neighbors' trailer includes fireworks, peeping toms, and one uncomfortably hilarious dildo fight. Nothing seems off limits, so buckle down.

'Neighbors' also stars the likes of Dave Franco and Christopher Mintz-Plasse, and is directed by Nick Stoller of 'Get Him to the Greek' and 'Forgetting Sarah Marshall' fame.
